With reference to the residential segment, this review aims to systematically analyse the literature on the relationships between property intrinsic factors and real estate dynamics. The research has led to the elaboration of three maps. The first identifies the most influential variables considered by potential buyers in different geographical contexts (spatial analysis). The second investigates the temporal appreciation of property intrinsic factors (temporal analysis). The third one combines the two previous analyses, to verify whether changes have occurred across geographical contexts over time and, where applicable, to explain their occurrence (spatio-temporal analysis). The outcomes may be a valid reference for policymakers, private investors and public entities, supporting decisions on initiatives to be carried out on the residential property assets according to the target groups and community’s variable (in time and space terms) needs framework. The preferences of potential homebuyers, as reflected in the scientific literature, also offer insights into changes in housing demand across countries and over time. Furthermore, the continuous updating of the developed abacus could support the identification of the intrinsic features driving property sales, rentals, refurbishment and new construction investments.
