This research examines the connection between urban tourism and the residential market. Specifically, the comparative method is applied by investigating three Italian cities, representing different levels of tourism development, namely, Bari (southern Italy), Perugia (central Italy), and Venice (northern Italy). The scope of the analysis spans from 2019 to 2024 and involves evaluating residential property sales and rentals, accommodation types, and tourists’ arrivals to assess potential effects of tourism on the housing sector and spatial organization of urban areas. As found out, the effect of tourism on urban residential markets follows a non-linear pattern, underscoring the importance of local governance in tackling socio-spatial divides and developing housing policies. By integrating empirical evidence with a governance-oriented perspective, the study provides meaningful insights into the effective management of urban destinations facing diverse levels of tourism intensity.
