Reuse of form and material

Three residential volumes and a brick wall element, placed at a limited proxemic distance, generate a building whose spaces gather around the vertical connective core and the domestic extensions that interact with the exterior. The La Molinella housing complex, created through the demolition and reconstruction of a 19th century building and designed by the Ambientevario studio, is a multifamily building consisting of two duplex homes and five simplex homes. The dwellings are arranged by making use of the residual space between the built volumes and the reconstructed brick wall. Here, three scissor staircases unfold to connect the access balconies on all three levels, aligning with a narrow distribution strip that serves as a loggia for the homes: a space that provides acoustic control in the relationship between the dwellings and the adjacent street. The residential cluster is completed by a lower linear building containing the garages. The theme of reuse - of materials and of the geometries of the pre-existing building frontage -highlights an interesting application of environmental pre-existences within the design process. This conceptual approach has led the studio to recover the morphemes of the old factory and integrate them with present-day requirements, both in terms of use and energy efficiency. The new volumes maintain the footprint and profile of what once stood on the site, reuse demolition materials within the new construction, and seek to preserve the continuity of the brick envelope. These choices - together with the harmonious rhythm of the façade openings, which reinterpret the original arrangement in an almost philological manner - establish an ethical and aesthetic continuity that allows the former industrial block to inhabit the present.

Tre volumi residenziali e un foglio murario di mattoni, posti a una distanza prossemica limitata, generano un edificio con spazi raccolti attorno al connettivo verticale e alle propaggini domestiche in dialogo con l’esterno. Il complesso abitativo La Molinella - esito del processo di demolizione e ricostruzione di una vecchia struttura ottocentesca, a firma dello studio Ambientevario - è un edificio plurifamiliare composto dall’unione di due case duplex e cinque case simplex. Gli alloggi sono distribuiti attraverso l’uso dello spazio residuale tra i corpi di fabbrica e il muro di mattoni ricomposto. Qui, tre scale a forbice si snodano a collegare i ballatoi dei tre livelli e si dispongono insieme con una stretta fettuccia distributiva che è una loggia a servizio delle case; ovvero uno spazio di controllo acustico nella relazione fra gli alloggi e la strada prospiciente. Conclude il lotto residenziale una stecca di altezza più modesta che contiene le autorimesse. Il tema del riuso, della materia e delle geometrie della cortina edilizia preesistente evidenzia una interessante applicazione del tema delle preesistenze ambientali nel processo progettuale. Questa postura concettuale porta lo studio a recuperare i morfemi della vecchia fabbrica unendoli alle necessità contingenti, sia in termini di uso che di efficientamento energetico. I nuovi volumi, infatti, corrispondono per ingombri e sagoma a quello che c’era prima, recuperano i materiali di risulta dalla demolizione per impiegarli nel corpo della nuova costruzione e provano ad esercitare la continuità della fodera di mattoni. Queste scelte, connesse alla scansione armonica delle bucature della facciata, che ripropongono l’antica disposizione in maniera quasi filologica, instaurano una continuità etica ed estetica che vuole condurre il vecchio isolato a vivere nel presente.
