The article summarizes some important steps in the evolution of technological culture that has led to the affirmation and diffusion of new digital tools for building design, construction, and management. In particular, attention is focused on the major innovations that have transformed traditional design’s mandatory steps and collaborative methods. Significant attention will be paid to the Data Sharing Environment (ACDat) upstream of the design process. In particular, the article examines the technological advancements that have led to the digitization of production processes, enabling the integration of intelligent systems with Building Information Modeling (BIM) to create Digital Twins (DT). The application of the Digital Twin to the construction industry occurs during the Operation & Maintenance (O&M) phase, offering the possibility to support every stage of project activities with effective tools that enable the effective integration of diverse competencies involved and radically change the management model of individual buildings and complex urban systems.
