The rapid growth of ageing population means significant economic and social impacts. The EU strongly fosters the promotion of Active and Healthy Ageing and encourages Independent lifestyles for older adults, in order to optimize opportunities for wellbeing and social participation and to achieve an high level of quality of life. Smart age-friendly cities and buildings are integral part of the EU Agenda, where the design of safe and inclusive spaces, integrated with numerous ICT and IOT technologies available, allows the creation of a system capable of provide innovative services for the elderly. Despite of the proliferation of AAL products in the industrial market, the integration of advanced technologies in residential buildings for elderly is a crucial node for the definition of new housing models. The paper investigates the role of ICT and IOT technologies applicable in both domestic and urban environments, in order to achieve Independence and to ensure Active and Healthy conditions of life for the elderly. Based on interoperable and wireless systems, integrated into an open cloud-based architecture network, smart technologies are enabling factors to Smart personal services. The focus is moved from internal to external environment, from products to services. Based on previous and ongoing experience of the research group, the paper reports a replicable and scalable conceptual design model for elderly people or those with mild disabilities, as the basis for the development of an Ambient Assisted Living platform. Potentialities of this study aim to improve the quality of life of older adults in their living environment with the aim to boost an efficient management and the financial sustainability of living and personalized services for all end-users involved. Moreover the aim of research is to allow different kind of elderly people to have an active role in this services’ network: from direct users of services to providers, contributing to create the service itself.
