Specific features of construction are the cornerstones for recognition of values and invariants that will be proposed in the elaboration of building renovation projects. For the whole industrial district, and not just for the sugar-factory, there is a “technology coherence” with Italian project for the industry designed in the same period. However, the initiative and the entrepreneurship of the three big factories are almost unrelated to evolving dynamics of the town and it could be placed in a broader national business contest. Factories construction in Viale Maraini is not affected by any technical or cultural backwardness of the town as of the region, moreover because of their proximity to Rome and to steelworks pole of Terni, a main production site for steel components for factories. On the contrary it provides a version in which “localism is xpressed mainly by technical elements that do not require updated technology solutions” (mainly walls, cladding and brick elements). Therefore, alongside the localisms, there are important evidence of steel framework construction. Even more important is the affirmation and experimentation of Italian patents for construction in reinforced concrete, mainly the Baroni-Lüling patent. Through a wealth of study drawings, the text describes and illustrates the detailed architectural survey and the analysis of the specific buildings characteristics. This has allowed us to discover the features of construction apparatus that previous researches had not revealed and neither placed in the context of the evolution of construction in Italy.
