In the current global context, characterized by the coexistence of latent and explicit crises – health-related, economic, energy-related, and inflationary – which have been generating a widespread condition of uncertainty, housing unsustainability (identified in the literature as housing deprivation) has emerged as a central issue. In Italy, this conjuncture has been further exacerbated by the intensification of social inequalities, with a growing share of the population being forced to live in inadequate housing units, alongside an increasing concentration of large private wealth. Against this backdrop, valuation disciplines have progressively acknowledged the inadequacy of traditional models in representing the complexity of social, environmental, and economic sustainability, and have been shifting towards interdisciplinary approaches better suited to capturing the interrelations between development, inclusion, and collective well-being.
Nell’attuale contesto globale, caratterizzato dalla compresenza di crisi latenti ed esplicite – sanitarie, economiche, energetiche e inflazionistiche – che alimentano un quadro diffuso di incertezza, l’insostenibilità abitativa (identificata nella letteratura come housing deprivation) emerge come questione centrale. In Italia tale congiuntura è aggravata dall’aumento delle disuguaglianze sociali, con una quota crescente di popolazione costretta a vivere in unità abitative inadeguate e, nel contempo, un aumento delle concentrazioni di grandi patrimoni. A fronte di questo scenario, le discipline valutative hanno progressivamente riconosciuto l’inadeguatezza dei modelli tradizionali nel rappresentare la complessità della sostenibilità sociale, ambientale ed economica, orientandosi verso approcci interdisciplinari più idonei a cogliere le relazioni tra sviluppo, inclusione e benessere collettivo.
