In the existing city, the strategies at the centre of the disciplinary debate and of experimentation involve the valorization of historical and architectural heritage, the widespread requalification of building stock, and the qualitative transformation of urban systems, also through interventions to replace and renew urban fabrics. These complex operations require striking the right balance between private interests and collective ones; between return on investment and achievable public objectives; between costs, land consumption, and densification of settings on the one hand, and benefits, development of public works, land acquisition, and production of goods and services on the other. In order to achieve these goals, “thinning” and “densification” are two highly integrated practices to pursue by incentivizing urban renewal interventions and the transfer of building quantities. In this framework of reference, the paper examines the complex problem in its theoretical and disciplinary evolution, highlighting its strategies, procedures, tools, implementation mechanisms, and the evolutionary paths that might impact the processes of urban regeneration.
