The new urban areas are very different from the historic cities. They are land settlements that are diffused on vast territories and are characterized by high mobility of inhabitants. In order to contrast the negative externalities caused by the urban sprawl phenomenon, the research has to explore in depth six main themes: infrastructural corridors, urban regeneration and environmental requalification, mechanism of gentification, value capture, partecipation of local community, relation between unconscious and centre-suburbs relation-ship. Through the detailed study of these themes, the aim will be the redevel-op of the bioregional territories crossed by railway system, that assumed a key role for the requalification of the whole area. In this paper, a case study in Pontina Bioregion is described. The work was focused on the project of reali-sation of a railway line between the cities of Sabaudia, on the Tyrrhenian coast, and Ceccano on the hills of Ausoni mountains. The means of transport chosen was the tram-train for its capacity of work both on urban railway, as a tram, and on railway, as a train. Simultaneously was conducted also an analy-sis of the different spatial spillover, on the bioregional territory, of railway line construction.
