The cement factory of Civitavecchia (Rome), built in 1896 by the Anonima Casale Company and abandoned definitively in 2004, was a relevant productive industrial site for its long history and for the optimization of fabrication techniques during the XX century in order to increase as much as possible the production. With the aim of accomplishing a deep investigation for the restoration and the reuse of the factory, it was carried out an historical and technical research with a double purpose: identify the historical and cultural values of the industrial buildings of the factory and reach an high level of knowledge in terms of loss in static performance of the degraded reinforced concrete. Through construction surveys and researches into historical archives, the study describes the history of the industrial site and its construction phases, as a result of the evolution of the cement production technique during the 1900. Thanks to the critical analysis of many test results, extensively taken by pachometer and sclerometer, we could verify the decrease of strength of reinforced concrete constructions and determine which buildings had lost mostly their performance. This combined approach allow us to achieve a high grade of awareness essential for the next design step.

Abstract
